The site is highly disturbed by an existing 80-car parking lot sitting on fill materials to depths of 17 feet. At the edge of the parking area, a steep slope drops off to the east, revealing broken concrete pieces and other building debris. Natural systems from the park to the north have been interrupted and invasive species have quickly established their foothold in these marginal areas. The proposal removes the majority of the fill and sets the condominium parking below grade on the west and east sides. New native plantings and careful building placements will allow for the bypass of natural systems around the project on two sides.
