The townhome alternate shown on the bottom typifies many multifamily developments. The buildings are grouped together in plexes of 6-10 units and then spaced around the site with a minimum distance provided for parking and vehicular access. Units are often designed as 2-3 story walk-ups over garages. The Avery/Elks project above clusters building mass while providing room for the new Elks Lodge, generous open space, and public park access. Reducing the area of exterior enclosure allows for greater energy efficiency. The units are designed for retirees and are arranged as flats with universal accessibility and the convenience of underbuilding parking. |
